Townsend Place enters the second half of 2026 at a meaningful inflection point. The community’s major renovation work — including updated lobbies, refreshed clubrooms, a modernized pool deck, and improved common areas across both nine-story towers — is now substantially complete.
The first-half closing data is blunt: sellers who priced in line with the market got their deals done. Sellers who stayed too high watched their units sit, reduce, and eventually sell below their original expectations.

There were fewer transactions in H1 2025, but the pricing environment was stronger. The average sold price of $1.7M in H1 2025 has shifted to $1.38M today.

The Market Message Behind the Numbers

Transaction volume increased, but price adjustments made that happen. Seven closings in H1 2026 compared with three in H1 2025 may look strong at first glance. The details tell a more disciplined story. Four of the seven 2026 sales closed at 80% or less of their original list price. Units that began at $1.5M, $2.1M, and $1.45M ultimately sold for $1.025M, $1.55M, and $1.15M respectively. Buyers did not chase unrealistic pricing. Sellers came down to meet the market.

Days on market show the difference between proper pricing and wishful thinking. B603, priced at $2.5M, sold in 19 days at 97% of asking. A104 sold in 17 days at 93%. Meanwhile, A411 sat for 331 days and A608 for 379 days before selling. The pattern is clear: realistic pricing creates activity. Overpricing creates delay, price reductions, and often a lower final result than a properly priced launch would have achieved.

Inventory pressure is visible. With 8 active listings, supply is flat year-over-year, but several current listings have been exposed to the market for a long time. B206 shows 392 DOM, A710 shows 293 DOM, and B209 shows 286 DOM. That suggests an inventory overhang in certain segments. The two pending sales, A311 and B307, are a positive sign, but with a combined asking price of $2.925M, they also show that the mid-to-upper tier can still move when a property is presented properly and priced with discipline.

Tower A and Tower B are showing different dynamics. All H1 2025 sales occurred in Tower A. In H1 2026, sales took place in both towers. Tower A’s price-per-square-foot performance held relatively stronger, with A104 at $631 and A608 at $688, compared with mid-range Tower B sales such as B202 at $544 and B402 at $579. Renovated 2003 Tower B residences continue to earn premiums, while unrenovated Tower B units face a more difficult road.

Buyer Takeaway

Buyers have leverage, and the data supports it. The average sold price per square foot has declined 19% year-over-year. The average sale-to-original-list ratio of 78% on the four longest-listed units shows that sellers are negotiating meaningfully. With 8 active listings and median DOM moving past 140 days, buyers can be selective. The renovation is complete, HOA reserves are fully funded, and the building has been refreshed while prices have corrected. For any unit that has been sitting, review the pricing history carefully. There is often room to negotiate.

Seller Takeaway

For sellers, the message is direct: price it right from the start. B603 closed in 19 days at 97% of asking. A104 closed in 17 days at 93%. By comparison, units that launched above the market — A411, A608, B202, B402, and B707 — ultimately sold for 69% to 80% of their original list prices after sitting for months.
