Luxury Property Boca Raton

As we've seen time and again in the luxury home markets, the right time and the right buyer have to align perfectly to sell any home. That can't be more true, than when working in a market such as Boca Raton. Realtors that specialize in high-end properties such as yours, take every step to find a buyer.  While your realtor is busy booking appointments, here are some important tips that can help you and your luxury home specialist succeed in selling your property.

Work with your Realtor.  These professionals in the luxury category are master negotiators.  Remember, there’s a difference between being good versus being great.  The difference is that these home specialists understand their clients. They build strong relationships with them.  Despite the criticisms, agents are there to fight for the clients in getting them what they want.  You’ll find the more you work alongside of your agent, and not against them, the easier the process will be.

By the same token, the agents are busy people.  There are a lot of moving parts that can take place during a sale, and it’s a huge responsibility.  Take the time to be patient.  If you assume there will a tight timeline to selling your property that’s not met, you may find yourself disappointed.  Be realistic about your expectations. Think positive, but stay close to your agent.  An agent builds their reputation of trust and experience.  Ask for referrals if you need them, but remember that they are doing a lot of ‘behind the scenes work’ for selling your property. The biggest point is that being patient is not only a virtue, it's a necessity in this case.

“First Impressions are lasting impressions”.  That being said, ask yourself, does my home have curb appeal? Make sure that your lawn and driveway are cleaned and free of any debris or clutter prior to appointments. In luxury markets that may seem scarce, but it’s always a possibility.  When you live in South Florida a torrential rain can be just enough to wash dirt and leaves onto walkways and other areas of the yard.  The new buyers will have an objective eye and you'll want to impress them with every step.

In some cases, an agent may advise you to upgrade your kitchen or bath.  If you have a home that has outdated appliances or an older style bathroom, you may have a difficult time selling the property.  Buyers in the luxury market such as Townsend Place want the best and can buy the best, so why not give them the best? If you’re in question of what type of updates should be done prior to selling, then ask your agent.  It’s important to communicate with them on these types of situations. The more the agent knows, the more they can work at what’s best for you. Sometimes the upgrades are minor.  Nonetheless, the agent will give you the adequate recommendations.

The advertising is necessary, but not just in one place.  Most of today’s agents will do a variety or a marketing mix, including Press Releases, Internet and Social Media, Print or postcards and some other creative ways to get the word out on your home's listing. The more people who see the listing the better the chance of selling.

Another significant point is the agents’ networking and experience with selling in this market that will get you closer to a sale. Newer agents may or may not have the credentials or following that agents with years of experience may have.  Because real estate is a 'people' business, you'll want to know that your realtor is connected to other affluent people like yourself.

Some people have hosted events, such as parties and open houses.  When selling real estate in places like Boca Raton  Palm Beach County, open houses are not as common.  Speak to your agent about hosting a cocktail party or some other type of celebration with a select guest list. This may be additional cost, but can heed great results. Speak to the agent if this is something that you're interested in learning more about.

A great agent has extensive experience and always remembers that the client knows best.  Share any of your past experiences both buying and selling properties, and any other concerns or ideas that you may have.  The more information the agent has, the better a job they’ll do for you.  A great agent will also make suggestions based on current rates, property values along with an entire arsenal of weapons for finding the right buyers. Rely on your agent's experience and trust their expert advice when it comes to marketing your property.

Most agents will use many channels for marking the home to the masses.  If your agent is working with a writer, point out important information, such as name brands of appliances or any other information that would capture the attention of a buyer. By mentioning information about a dishwasher, it's more credible to have the writer add that it's a Miele or Bosch than just a dishwasher.

If you’ll be using any incentives to motivate your potential prospect, make sure the listing or the postcard is written with these unique items.

Don’t rely on the pictures to get to the writer. Often times when writers are creating an ad or listing, they're given limited resources. Pictures may not be clear enough to see things like brand badges, or the writer may not know it's a smart home.  By including name brands of helps gain credibility and shows taste these buyers are seeking.  If your home is wired for things like home automation, then let the agent know what type of home system you've had installed.

Information is key.  A great agent knows to give all the information to the buyer, then let them make their decision. For instance, if you’re giving an incentive such as selling a yacht with the home, then let the agent know this is part of the package.  This could be a huge selling point, that can’t be overlooked.

Speak to your agent about alternative types of advertising. Such as listing in luxury magazines and newspapers.  You’ll find that many times a great agent will consider these forms of advertising as well.

A great agent knows what type of advertising needs to be done to hit the buyers in that geographical zone.  They can help make the selection that has been proven to work and is determined by expertise.

It is important to note, however, that every transaction is different. It’s as unique as your fingerprints.  No two homes are exactly alike.  So no matter how long a realtor has been in business, that person is always learning and perfecting their craft.  By keeping this in mind, you'll have better results over time. A great realtor knows and understands the dynamics of treating each deal as if it’s his or her only one and is dedicated to making each one a priority.

Subsequently, it’s up to you and the agent help make the process move along smoothly.  By spending the time with the realtor in the beginning and having fluent correspondence with him or her, you’ll be working together as a team in finding a new owner. These professionals should be accessible or should have a colleague that can answer your questions at all times. Just remember the process is a team effort and you'll be fine.

Realtors often times have many tools to help spread the word, once they've acquired a listing. By following these few tips, you’ll be much closer to getting your property sold in as fast of time as possible. Working with your agent and allowing them to do what you hired them for, gets you closer to a sale in as short of time possible. If anything, it can make the process sail smoothly for everyone.
