The Flock to Florida – Everyone’s Doing It! Florida is home to the nation’s fastest growing metro area (The Villages near Orlando), and contains seven of the nation's top 50 numerically gaining metro areas. The highest in Florida is right here in South Florida - Miami-Fort Lauderdale-West Palm Beach. All three counties made significant gains. From 2013 to 2014, Broward County gained 24,000; Palm Beach County’s population increased by 22,000, and Miami-Dade had 21,000 more people in 2014 than the year before. These figures are only expected to rise.

"Florida's ascension, revealed when the 2014 state population estimates were released last December, was a significant demographic milestone for our country," Census Bureau Director John H. Thompson said in March. "These county and metro area estimates provide a more detailed picture of how this happened, showing growth in areas such as central and southern Florida.


Today’s South Florida Market is Strong South Florida’s housing market is the most stable in the entire state, enticing traditional homebuyers like never before since the Great Recession. That’s according to mortgage company Freddie Mac’s Multi-Indicator Market Index, which monitors and measures the stability of the nation's housing market, as well as the housing markets of all 50 states, by looking at their own mortgage data matched up against current local market data, on-time local mortgage payments and the local employment picture.  South Florida's market hit 80 in May for the first time since August 2008. 

"Those markets hardest hit by the Great Recession, including many in Florida, are rebounding, but they still need to improve to get delinquencies back in line with their benchmark historic averages," Len Kiefer, Freddie's deputy chief economist, said in a statement. "The key driver of all this recovery has been solid job growth."
