When it comes to buying and selling luxury properties in a place like Boca Raton, many of the buyers know what they’re looking for before they start their search. That being said, there are particular features this demographic is seeking that increases, they will pay more for if the home is constructed with their “Hot Button”. Here are a few of the qualities that people in this market will pay more for when they find a property they like.

The location is typically the first motivation for looking at properties.  Highly recommended neighborhoods where a person’s activities are nearby, travel and commuting to and from work are yet additional reasons people would be interested in seeing a home or condo.  Since Boca Raton has the best of many worlds, this is an area that tends to be on the top of most people’s lists. This is particularly true if they have targeted South Florida as their final destination. Since this area has a multitude of activities, such as golf, water sports, tennis and philanthropic events, many of the residents make the city of Boca Raton a priority on their ‘must see’ for ownership.

Other than location, many of our home buyers enjoy the ambiance of a fireplace.  If there’s more than one, the property will pique their interest a little more. Although one may assume, that people living in the coastal towns aren’t interested in the warmth of a fire, on the contrary, they are looking toward the comfort and intrigue of having a fire lit while relaxing and entertaining.  A home trend for 2016 is that of the finished backyard or the outdoor living space that often times include a hearth or fireplace.  These newer attractions are welcoming to home buyers in the luxury communities since many of them are into entertaining.

An updated kitchen is a must for many people looking to invest in real estate. Kitchens that have high-end appliances such as Sub-Zero or Bosch can turn a chef’s head pretty fast. This year’s trend includes kitchen space that’s functional and entertaining. What a lot of our home buyers are looking for is space, a multitude of cupboards with custom cabinetry and the opportunity to eat in the kitchen or in a formal dining room. Stainless steel appliances can be a hit or miss with this type of crowd. Some of the elegant interior designs with chef’s kitchens include appliance cabinets that match the rest of the decor. We’ve seen a lot of mix and match finishes with counter tops, back splashes and wood doors.  Most likely, if the buyer has envisioned having a large kitchen that is updated they will lean toward those types of houses.  A kitchen island is another quality that is oftentimes requested.  Depending on the size of the kitchen an island can be a welcome part of your layout. Many times these are used as preparation areas and will have a sink or stove top added to it. Other times the island is a place for children to do homework or have an informal meal. No matter what the use is, this can be a very important part for people when making a decision on what they’re looking for in a home.

Marble flooring is a prestigious finish that people will extra for when it comes to 5-star properties. Carpet is usually found in the bedrooms, but not common in the main living areas. When you live near water, it’s more practical to have tile.  However, residents living in our high-end condo’s, and single family homes will be more interested in quality landings.  In the luxury audience rare and distinctive materials are more sought after.  Natural stone, mosaic, and designer ceramics and luxury vinyl tile are more options, but marble tends to be where everyone is ‘standing’ these days.

Since the bedroom and bathroom is a place people spend a large majority of their time, ensuite master bathrooms have become a common request.  These are more than water closets and are considered a refuge from the rest of the home.  There are typically multiple sinks, large or roman style tubs with separate shower and spacious floor plans.  The ensuite is adjacent to the master bedroom and is considered an extension with its own private space. The year 2016 has brought many new ideas for this space such as fireplaces and seating areas for those wanting a complete retreat.

As part of the master bedroom a walk-in closet can be a big reason for upgrading. Places for organization and plenty of space to store clothing and other items can be a main selling point for people interested in well-living. Although this may be perceived as a status benefit, walk-in closets, California closets and dressing rooms are oftentimes a part of the layout in high-end properties.
