Townsend Place aerial downtown Boca Raton

500–550 SE Mizner Blvd, Boca Raton, FL 33432 | Downtown Boca Raton

Townsend Place enters the second half of 2026 at a meaningful inflection point. The community’s major renovation work — including updated lobbies, refreshed clubrooms, a modernized pool deck, and improved common areas across both nine-story towers — is now substantially complete.
The first-half closing data is blunt: sellers who priced in line with the market got their deals done. Sellers who stayed too high watched their units sit, reduce, and eventually sell below their original expectations.

Gene Simmons humble childhood and luxury real estate context for Boca Raton readers

Kiss rocker Gene Simmons has reflected on his modest childhood in Israel, where he spent his earliest years living in a simple one-room stone house.

Today, Simmons, 76, is said to have an estimated net worth of $400 million and an impressive portfolio of luxury real estate. But the rock legend says his early life was worlds away from the wealth and comfort he enjoys now.

Speaking to The Wall Street Journal, Simmons recalled growing up with very little, explaining that his family could not afford toys and that a simple stick became his childhood plaything.

“I was born in Haifa, Israel, in 1949,” he said. “My parents and I first lived in a small, one-room stone house just outside the city. There was no money for toys. A stick was my play thing.”

Happy Mother's Day 2026 for Jean-Luc Andriot blog 051026

This Father’s Day, we pause to honor the remarkable men who have guided us with patience, strength, wisdom, and steady love.

Whether the celebration is a backyard barbecue, a handwritten card, a round of golf, a favorite meal, or a simple call to say “I love you,” what matters most is the thought behind it.

Gifts are appreciated, but the moments we share — the laughter, the stories, the lessons, the hugs, and the memories — are what stay with us.

Today is also a gentle reminder that Father’s Day can be emotional for many, and a little compassion can mean more than we realize.

Fatherhood is not defined only by biology. It lives in the men who protect, provide, encourage, teach, and stand by us through every season of life.

So today, let’s

Bottle Brief luxury wine gifting guide graphic with assorted wine bottles

Arriving with a bottle of wine has long been one of the most elegant ways to thank a host.
Whether you are attending an intimate dinner party, a birthday celebration, a holiday gathering, or a housewarming, a thoughtfully selected bottle says something simple and timeless: I appreciate the invitation.

Before real estate, I owned a restaurant in Manhattan, where food, wine, service, and presentation were part of daily life. That experience taught me that a well-chosen bottle of wine is never just a bottle. It is a gesture of taste, timing, and hospitality.

Of course, wine gifting works best when the recipient actually enjoys wine. That small detail matters. A good gift should feel personal, not automatic. When the host is a wine drinker, the right

House Hacking in 2026: What the Hype Got Wrong and What Actually Works

If you've spent any time on real estate TikTok in the last few years, you've probably seen the house hacking pitch. Buy a property, rent part of it out, let your tenants cover the mortgage. Live for free. Build wealth while you sleep.

It sounds like the kind of thing that works great in a YouTube thumbnail and falls apart in real life. And honestly? Sometimes it does.

But here's what those videos usually get right even when they oversell the outcome: housing costs have outpaced wage growth by a wide margin, and for the right buyer, generating income from a property can make ownership viable when it otherwise wouldn't be. The strategy is real. The "living for free" part is just the clickbait version of it.

In 2026, the smarter question isn't
