On February 19th at the Mizner Amphitheater some of the most influential speakers within the community will be delivering their ideas by setting the stage with an unprecedented platform of knowledge and what “Ingenuity” means.  If you’re unfamiliar with Tedx talks you should know its been a global stage for years and continues to be a prestigious event meant to inspire and share demonstrations, performances and discussions on a vast array of topics.


TED started in 1984 and since its start has been producing videos, and other engaging material distributed throughout the world.  TED stands for Technology-Entertainment-Design.  The “x” signifies excitement, extraordinary, and mystery. TED is a non-profit organization that deals with a myriad of content in over 100 different languages.  Each TEDx conference is organized by members of a community and must follow guidelines set by TED.


TED also hosts a variety of events such as university, youth, salon and live conferences that are simulcast to its large world audience.


Besides these types of events, is the TEDxWomen event which must be conducted by women.  Creation of such an event like this must take into serious consideration the topics discussed, but also the type of audience that the organizers are trying to reach.


Another area of interest is the Internal events.  These are held by institutions, corporations and can either be held privately or to the masses. There are restrictions, such as not promoting or using a TED event as a form of advertising or marketing. TED officials take these restrictions seriously.


The TED format includes, diversification among the topics chosen, a video, and a chance to connect with the community. There is no commercial, religious or political discussion. However, there is an opportunity for people within their communities to discuss their views.  Another mission for TED is for the community to develop a closer relationship with one another.  


There are several parameters that a TED talk must fall within.  TED conferences are not allowed to be used for commercial or marketing use, unless the facility holding a TED talk an educational institution or a corporation using an educational setting.  These types of entities cannot use their name as part of the TED branding, but can host a TED event.


Life coaches or motivational speakers are not a part of their criteria.  These conferences are meant to use a wide range of topics or discussions that are diverse, allowing people to have a voice in such matters be heard.


The Grand TED Event is held annually in Vancouver, Canada and was founded by Richard Saul Wurman and Harry Marks. Main headquarters are in both New York and British Columbia.  Journalist and publisher, Chris Anderson is the current person operating TED.  Since the TEDx initiative rolled out by Anderson, there has been over 60,000 TEDx talks.


Why you should attend:


The speakers of TED focus on ideas that create change.  It’s a collaboration of learning and having your perceptions heard to inspire others seeking solutions to many of today’s problems.  The viewpoints that shared can be anything from Global Warming to Gun Control with Today’s Youth. If you’re the type of person who’s got a quest for knowledge and would like to be a part of change within your community, then these events provoke learning at a local level.  Each TED event carries the spirit of TED’s mission, “ideas worth spreading.”


TEDx has several up and coming projects which are termed “Incubator Projects”.  A few of these projects that may peak your interest are the TEDx Artist Residence where the volunteers and participants create art installations and implement an Artist in Residence program.  Another one of the many ways to be involved in this strategic and radical form of information. Whatever the case may be, the list of speakers and performers is sure to bring in a crowd of people with a quench of thirst for the arts.


This year’s TEDx Boca Raton will feature Mark Levit, Brenda Wertheim, and Dr. Raymond G. Miltenberger.  Where each speaker will be given 18 minutes to present as leaders in their field.  Their topic is “Ingenuity” where theyll discuss what it means to be original, creative, inventive and of course smart.  Of course, there’s always an opportunity that one of our own residents could take the TED Prize. This would give our fantastic community even more to brag about. The TED Prize is awarded annually to an individual with a creative, bold vision to spark global change.


Recipient of the 2016 TED Award was Dr. Sarah Parcak.  Dr. Parcak was recently on the Stephen Colbert show when she discussed her experience taking the million-dollar prize.  As an archaeologist, Dr. Parcak uses satellites in space to locate things like pyramids.  She’s been recognized in her success of locating seventeen different pyramids in Egypt.  She’s also been able to find over 1,000 lost tombs.  Parcak has been able to also change vegetation health through her many discoveries. Sarah graduated from Cambridge University with a doctrines degree in Archaeological studies.  Sarah has proven to be one of the many people who spread her ideas and is now a partner of TEDx.


There are many volunteer and partner spaces for folks to consider if they would like to get involved.  Partner packages include VIP Party, Dinner Party, and Agent of Change to name a few.  You can locate the partner page on the TEDxBocaRaton website.


This year’s event will be held at the Mizner Parks Amphitheater located close by Townsend Place in downtown Boca Raton. Mizner Park hosts many shows, and entertainment throughout the year. TEDx was started by Boca resident Becky Woodbridge.



The Wyndham Boca Raton is the sponsor for out of town guests and speakers for this year’s TEDx conference and is an ideal location as a boutique-style retreat. This venue is close to many of Boca’s world-class restaurants and shopping.


The event itself will have a reception from 5:00 – 6:00 pm where the guests will check in and take part in open discussion. During 7:30 pm to 8:30 Pm there is a break for dinner, the event finishes with an after party around 10:00 pm.


There are many events happening monthly in and around the Boca Raton areas.  One of the many reasons this is one of South Florida’s premier communities to live in.  TEDxBocaRaton is yet another way for people to connect with other members that live in and around the area continuing to weave the tapestry of this diverse and upscale city.

As many of you know and are well aware, our planet is under a great deal of stress from the many pollutants and unnatural elements that are delivered into our air, water, and land. Since there’s no “Mulligan” with our earth, it only makes sense that we are to care for our environment using the best way practices. We only get one chance, our ball is currently in play, the 12th annual Allianz Championship held at Broken Sound aims to build an awareness for a better planet. The PGA Tournament begins February 1st, ending on the 7th, in 2016. Green awareness can be found by the simple fact that the event has many practices in place, making it complete as 100 of this tournament is executed with forthright methods.  In a press release dated from 2011 the first PGA Champions Tour was hosted at Broken Sound making this one of the first golf facilities in Florida and second in the United States to achieve the GEO Certified award.


GEO-Certifications are from the Golf Environment Organization. This particular tournament was first of its kind to create a 100 sustainability and zero waste, helping pave the way for other green initiative events.  Zero waste held in high regards by spectators, players and vendors to participate and maintain GEO goals.  Efforts were to focus on the use of water, energy and transportation, making the event environmentally successful


Each player, and participant pays an offset fee per mile used for things like purchasing trees in the Boca Raton area.  The city of Boca Raton is dedicated to the environment and shares in collaboration with the community to create a higher understanding of protecting the land. Using green technology and taking a pro-active stance on protecting our planet remains a large responsibility to those living in and around the community. Boca Raton and Broken Sound host the perfect venue for such an event with its effort to stay focused on green initiatives.



Broken Sound’s Golf Course otherwise known as the “Old Course” is located in one of Boca Raton’s premier country clubs.  The five-star platinum club has two championship golf courses, an outstanding tennis center along with acres of lush grounds.  Noted for respecting the earth and keeping it safe Broken Sound has been on the forefront of protecting the environment for many years.


Broken Sound received many awards such as the Audubon Sanctuary Certification.  The country club was appropriately awarded such certification since the aim is to reduce the carbon footprint by using a separate dumpster for disposal of cardboard, energy efficient lighting, the use of solar to heat water and pool areas, along with recycling cans and bottles including biodegradable ecotainer cups.  All these elements spearhead Broken Sounds green friendly campaigns.

Through social events that create positive outlooks on the sport of golf and utilizing resources that value our ecosystem GEO continues to help set standards of practice.  GEOs representatives believe golf is good for both nature and the community. GEO protects nature by creating standards of practice, preventing deterioration of our precious environment.

Part of the tournament will be televised by the Golf Channel with first, second and of course final round being a part of the televised lineup. First and Second rounds start on Friday, February 5th with the final on Sunday at 9am.


Comcast will be sponsoring “Grapes on the Green” if you like to drink wine this is a part of the event you wont want to miss.  This portion of the event is at 6:00 pm on Thursday, February 4th. This would be a nice time to mingle with the other players and guests.  If your guests consist of the family, then make sure you make it out to the tournament on Saturday for Family day

If you live around Boca Raton, or are thinking of moving here, you’ll find the area has copious activities and events throughout the town and neighboring cities.  One event that you won’t want to miss is the yearly Donald M Ephraim Palm Beach Film Festival.  The festival, now in its 26th year, will embrace its talented filmmakers on January 20th running through till February 11th. The process according to Festival Director, Ellen L. Wedner takes up to a year to complete. This year they’re calling attention to 31 different documentaries, short and featured movies.  One of the comic documentaries titled “Look at us now, Mother” directed by New Yorks Gayle Kirschenbaum centers her story in our own backyard, in the Boca Pointe Development.  Much like Kirschenbaum, advocates for the cinematic arts revel at this inspirational event where artists display their work. 


What makes it a Jewish Film Festival?  The festivals themes take place around tradition, history and the culture of the Jewish community. However, anyone is free to submit their entries for the festival no matter what your background is.  You’ll see some post World War II through lines, but these are said to be more modern in time.  You can be sure to see a variety of comedy and drama in this genre and that is what the curators strive for with their meeting this demographic.  


If you or anyone you’ve ever known has made entered a film festival, you may be aware of all the expense and hard work that goes into being a part of one of these prestigious events.  The Palm Beach Jewish Festival is one of great notoriety. Film and Broadway actress Lanie Kazan will be receiving the Jewish Film Arts Tribute Award on Thursday.  Kazan was in several television shows like the Nanny and St Elsewhere and also stared in the movies like “My Big Fat Greek Wedding”.  The Festival attracts celebrities and some of Boca Raton’s elite and intellectual crowds.



This year the list of donors and festival supporters is extremely generous. Special grants were received from a large list of advocates such as the Etta and Harry Winokur Student Film Award Fund and Consulate General of Israel to Florida and Puerto Rico in Miami.   


The Etta and Harry Winokur Student Film Award Funds several awards per year to educational institutions and artists alike.   There are several others on the list which you can find located on the link to the website for the festival. 


Talent such as emerging directors and fine actors get one step closer to securing their dreams and having exposure to some of the world’s most impressive people filmmakers both locally and globally. Many talented actors and actresses emerged from the early stages of film festivals.  Talent like Amy Adams and Jennifer Lawrence had some of their bigger breaks by way of working the film festival circuits. 


If you’ve never been to the Jewish Film Festival, then you’re in for a treat.  There are several times and locations allowing you to view more than one film.  The other opportunity you get here is to check out several venues, adding to your list of “yeas” or “nahs” for Boca Raton must see locations.


The theaters participating this year are Kravis Center for Performing Arts Cohen Pavilion, Cobb Theater at Downtown Palm Gardens, Frank Cinebowl and Grille of Delray, Cinemark Boynton Beach 14, Cinemark Palace 20 and Duncan Theater in Lake Worth. 


The Kravis Center for Performing Arts in Cohen Pavilion was built by the same architectural firm as the World Trade Center and Liberty Place One.


This venue is a tremendous asset to the West Palm Beach Area and will be hosting the opening ceremonies for the festival on Wednesday January 20th, 2016. The movie “Dough” directed by John Goldschmidt starts promptly at 7 p.m.

With over 100,000 Jewish households across the Palm Beach and Martin Counties, it’s not a wonder that this would be the perfect location for such an eloquent film festival.  Of course the Donald M Ephraim Palm Beach Film Festival is a part of the tapestry of entertainment woven in these neighboring towns.  Yet another reason that this makes a great area to live

Strengthening Economy


Despite existing-home sales dropping last November, the National Real Estate Market is primed for expansion in 2016. Heres why. Better weather in many parts of the country resulted in an increase in single-family and multifamily home construction. Also, the population of millennial homebuyers is expected to grow in 2016. This means increased demand to help the housing market see positive gains.





With unemployment steadily decreasing, orders for new durable goods increasing 3 percent, inflation staying level, and income beginning to grow, the Fed decided to raise interest rates. The rate increase signals that our economy is getting stronger. So, dont let the drop in existing-home sales in November fool you, with a stronger economy home sellers can expect eager home buyers in 2016.


Millennial Home Buyers


The low demand in November meant that first-time home buyers had only a 30 percent share in demand, which is slightly down from 31 percent in October and last year. However, in 2016 home sellers saw an increase of first-time home buyers enter the housing market because of the growing segment of millennials between 25 and 34 years of age. The Census Bureau projects that the population of millennials aged 25 to 34 will increase by an average of nearly 500,000 per year in the second part of the decade. Also, NARs inaugural quarterly Housing Opportunities and Market Experience survey reported that a large majority of millennials between 25 and 34 years of age who rent want to own a home in the future.


Interest Rates


The Federal Reserve raised short-term interests this month. Freddie Mac reported that the average commitment rate for a 30-year, conventional, fixed rate mortgage stayed below 4 percent, but rose from 3.80 percent to 3.94 percent in November. Mortgage rates are expected to rise to 4.50 percent by the end of 2016, but this rate is still historically low; a full percentage point below the rate during the recession of 2008. The low fixed mortgage rate should help spurn demand and encourage first-time home buyers to enter the market. But while the rate is at its current level, potential home buyers should keep an eye out for rate increases so that theyre not caught by surprise when the spring buying season comes around. Early 2016 would be a good time for home buyers to start looking to purchase a home.


Mortgage Lenders amp; Home Buyers


Fannie Maes fourth quarter 2015 Mortgage Lender Sentiment Survey™ shows that lenders expect to ease mortgage credit standards for GSE-eligible loans and government loans over the next three months. This should reduce the affordability problem for first-time home buyers. As a result, this will help young adult homeownership. Although home prices will be high, all of this is good news for home sellers because they should expect an increase in demand for their home. 


 In 2016, the first-time home buyer will have mortgage credit options available that were not available during the housing down-turn. First-time home buyers will have low-and no-down-payment mortgage loans available to them. Some loan options available include FHA loans and the conventional 97 percent program offered by Fannie Mae. Qualifying first-time home buyers need only to put 3 percent down on a home.


 Homeowners


According to the Mortgage Bankers Association weekly survey, the Refinance Index increased 11 percent compared to the previous week. So it appears homeowners have anticipated the Federal Reserves increase in interest rates. If youre a homeowner with an adjustable-rate mortgage or a variable home equity line of credit, you should expect your rates to rise in 2016. The first part of 2016 will be a good time to refinance. Home equity lines of credit (HELOC) are both fixed and variable. Variable HELOCs are tied to the Federal Reserve prime rate. Whereas fixed HELOCs are not. By refinancing early in 2016, youll afford any major life events that may occur such as daughters wedding, high college tuition, or home renovation.

The National Real Estate Market is on its way to expanding. The Federal Reserve raising interest rates indicates optimism in the housing market and the economy as a whole. The 2016 housing market will remain a sellers market that should see an increase in first-time home buyers entering the market because of the strong desire of homeownership by millennials 25 to 34 years of age, and easing credit standards and increases in wages. Homeowners with variable mortgage rates should expect their rates to rise in 2016, but early 2016 will be a good time to refinance so that youre that you wont fill the brunt of further interest rate increases.

There is a vast culture in the Southern Florida area for local and international artists. That being said its a mecca for mature and evolving artists wanting to share their craft of highbrow art with public and private collectors. It’s no wonder why painters, sculptors and craftsmen look toward this area as a hub for getting exposure. The beautiful scenery, architecture and diversity of the landscape proves to be an abundance of subject matter.  


Almost every weekend a neighboring town is celebrating designers and artisans. Youll want to spend a splendid day hopping to local museums and galleries in Boca Raton or Delray taking in the eclectic world of art.  We’ve compiled some of Boca’s Galleries along with a quick look at an opportunity to appreciate art, enjoying a foundation of some the local art events.


In the Boca Raton Museum of Art, you’ll find pieces from renowned artists like Andy Warhol and Norman Sunshine to name a few. Youll be surrounded both indoors and out with over 5,000 different displays.  Dip into a part of history with the Jean and David Colker Collection which has a strong Classic period of sculptures and artifacts.  These artifacts are from many corners of the world like Mexico, Guatemala and Costa Rica.  Some of the figures are from as early as 2000-250 B.C.E. and represent the cultures from those regions.  If your taste leans more toward Modern or Contemporary art, don’t forget to see the incredible abstracts from New York’s Al Held (1928-2005). Held was an Expressionist painter who studied geometry and light which is obvious to his series.   The museum also houses a beautiful collection of Asian Art from Buddhists, Muslims and of course images from India. This venue hosts lessons for learning basics to advanced level classes. This is one location that will help inspire you to create your own series of keepsakes.


Another gallery that you’ll find inspirational with paintings and sculptures is the Baker Sponder Gallery. Located off Banyan Trail in Boca Raton this repertory caters to affluent crowds.  This gallery only accepts submissions from important modern and contemporary artists for their consignment policy.  Meaning you must be an advanced artist to display or exhibit at this here.   There are approximately twenty-seven artists featured on their website. The current line-up has a large variety of fine art from abstract paintings to elegant sculptures fitting nicely with any décor.  Baker Sponder will be showcasing some of their expert creations at the Art Wynwood Pavilion in Midtown on Feb 11th, 2016.  Some of the artists featured are Stanley Boxer, Mauro Perucchetti, and Dan Christesen. 


What you’ll find at Vertu Fine Art is some incredible pieces from Roy Lichtenstein, Alex Katz. Henri Matisse and Kaws.  The owner and native New Yorker, Gary Santoro are one of South Florida’s well known art collectors, and has a thirst for Pop Art and Abstract Expressionism. Santoros goal was to bring Contemporary Art from the New York art scene in this area over a decade ago.  You’ll discover the crème de la crème of fine art within these gallery walls.  It seems the gallery enjoys toying with such controversial artist’s like Banksy and Shepard Fairey. Fairey, who is awaiting trial for attaching posters to some of Detroit’s structures without permission is being charged an estimated $24,000 in damages for restoration to the city.  These stories are part of the magic and mystery that keeps the visitors of Vertu coming back.





Rosenbaum Contemporary has been intriguing the art collectors and enthusiasts since 1979.  In this premier art gallery, you’ll find some of the most innovative and risky photographs, mixed media and sculptures along with an intense collection of timeless artisans. Works from Picasso, Frank Stella and Joan Miro echo in the gallery and can be seen daily, but theres more. If you have a painting or piece of art, you aren’t sure of the origins this is a good resource for you.  Not only a spectacular gallery, they also provide services such as acquisitions, and sourcing.  The current exhibit displaying until February 20th of 2016 is that of Fernando Botero.  A sculpture and painter from Columbia, Botero is known for his style called “Boterismo.  This style represents people with exaggerated figures is part of his political satire. As a living international artist, it’s a delight to view such work from a skilled visionary.


Another place that will visually thrill you, will be that of Habatat Gallery Center located West of the I-95 freeway and south on Banyan Trail.  The center displays a diverse collection of glass and artifacts. These collectibles are crafted by several dynamic artists like Wendy Saxon-Brown and Bennett Bean.  For sale as well as display the collection will leave you bewildered by the beautiful colored glass and illuminating light. This gallery originally opened its doors in Dearborn, Michigan in 1971 and moved to Boca Raton in 1989.  This is an excellent place for those just starting a collection of colored glass or more advanced collectors. Either way, youll have a glimpse of some incredible glass from local and artists abroad.


There are many choices if youre seeking art and want to find treasures from around the globe. You have a real variety with the many art festivals that occur each month.  


One very well-known international art event is Art Basel.  Art Basel hosts a yearly world premiere of leading and established artists. Collectors and galleries inspire with their displays attracting many walks of people looking to gain more insight into the incredible world of art.  This event caters to celebrities, curators and the artists themselves as a way to connect internationally. The show itself travels the art world in Basel, and Hong Kong besides Miami. This is one of Miami’s biggest art shows and attracts more than 200,000 people each year. A “Can’t Miss” experience, the show is perfect for those who enjoy the presence of people appreciating high-art and who love to exploit it.

What happens when you pair the perfect South Florida Saturday with Art, History and Floribbean Cuisine? The answer: A delectable educational experience. Taste of History, Culinary Tour has been a Palm Beach event since 2011.  This walking-bus tour introduces the local culture, historical landmarks, eateries, and bakeries.  Its the perfect addition to your weekend where youll be supporting local artists and, of course, local businesses.  An interview with Executive Director/Chief Curator for the Museum of Lifestyle amp; Fashion History Lori J. Durante revealed a feast of knowledge for us to indulge.  Lori discusses the catalyst of the tour; its success and involvement in the community along with some details about the museum. Were sure youll be curious about the trip after reading this weeks blog. Epicurious that is. 


Lori stated what her inspiration was for launching the tour. The concept came to me in 2011 after watching an episode of Parts Unknown with Anthony Bourdain.  I was inspired by the way he introduces a countrys culture through its food.


After its inception, and selling out for the first seven months, Lori knew she was on the right track.  The tour itself has several locations in Palm Beach and Martin Counties. Featured destinations such as West Palm Beach, Boynton and Delray Beach along with Lake Worth and Lantana are the popular towns for the event.  Done partly on a bus and walking the journey is offered Saturdays only with a reservation.  Tours sell out quickly and can be booked as a private or a group tour.  Many of our Country Club residents, book the tours, exclusive to their community, stated Durante.



The Museum of Lifestyle and Fashion History located at 801 North Congress Avenue in Boynton Beach, Florida strives to educate on lifestyles, culture, and fashion history.  In return, the program boosts the economy through tourist attractions.  The tour was an expansion to continue to build awareness about the community as well as the food culture thats so unique to South Florida. People discover New Fusion, confections, and pastries with Floribbean cuisine native to the region. 


Floribbean blends island foods from places such as Barbados, Haiti, Jamaica, Australia and food from the south making this a pure adventure.   There is a wealth of fragrant spices mixed with fresh fruits and vegetables that combine well with seafood, pork, and beef.  You may get introduced to palm fruit or yucca, but there could be an old time favorite such as Key Lime Pie during the four-hour tour. The venues and the cuisine change each tour, which is part of the mystery.


 


 Lori and her staff are advocates for giving back to the community. A large proportion of the museums mission is to educate those less advantaged.  The museum played a role in the Farm to School program where first-grade students partner with local farmers performing demonstrations on using locally grown produce to create tasty snacks and desserts. The program teaches the children how easy it is to select nutrition, but its also educating them about agriculture. A letter was sent to Lori from Senator Bill Nelson complimenting Lori and her team for doing excellent work in the community. This program is one of the many ways the museum gets involved and another accolade Lori can take with pride.


Ms. Durante explains with exultation Im so proud of our tour. Its a special experience where people get to discover local family-owned eateries and meet emerging artists they wouldnt know if it wasnt for the tour.

                        <title>The Least You Need to Know About Title Insurance</title>

Title insurance is practically a necessity when it comes to selling real estate. Title companies such as First Priority Title Company are responsible for conducting the closing and running the title search. Title insurance is there to protect parties in the event there is an issue with the insurable title to the property. Title insurance is separate from that of the lender or mortgage company.  The value of the home isn’t covered by the lender, therefore, title insurance is obtained.


 


Abstract of property is a total and condensed history of the real estate property. At times people are unaware of issues that may affect their property. The most common issues are unknown easements, false impersonation, forgeries, adverse restrictions or encumbrances, third party claims to property, illegal deeds, disputes in the public records, and unknown liens. When you buy or sell a home it’s important to protect your investments.


When you are purchasing a home a lot is happening behind the scenes.  The title insurance company does an extensive search of the public records and reviews information such as liens, judgments, proper names and lot numbers. Not many people realize the extent of the matters that affect property. If issues arise that prevent insurable title, then the agents will work together with the home owners and any other authorized personal to remove these “clouds” in order to have a successful closing.  The idea is to place a great emphasis on protecting title to the property and reducing risk of problems that could occur later.


While there are several levels of coverage most of the standard coverage will usually fall under these categories:


Forgery and impersonation is one area that will be covered by title insurance.  In the event that someone falsely signs documents and are not who they say they are the propertys title is now at risk. There will obviously be litigation involved, but while this is not a common problem, it is one covered under standard policies.


Lack of competency, capacity or legal authority of a party can be similar to forgery and impersonation, however the difference would be if the person in question is legally capable of making decisions for a particular purchase. In the real estate market, you can have situations such as an ill parent or grandparent that by fault of illness may mistakenly sign paperwork without realizing what they are doing. In most cases you’ll have a power of attorney present for individuals incapable of making these types of decisions.


In the event that a husband or wife, corporate partner or officer are unavailable at the time of signing a deed and are not present then title insurance for closing will insure such discrepancy.  Documents may need to be resigned, but this is an area of caution.  Your Title Agent will assist you in the event that the necessary party needs to be present. 


Undisclosed prior mortgages are going to be covered by the title insurance.


Inadequate legal descriptions of a property can cause problems. This can boil down to spelling errors and typos. One very important reason to have a title insured.


The title insurance also covers access to property making sure that the owners of the property are able to have legal access to their homes.


Your title agent can assist with certain title discrepancies, but it will be helpful to hire legal counsel. At any time if you are unsure what the outcome would be in such matters, it’s best to contact a real estate attorney. 


It’s not our area of expertise, but we can certainly have someone point you in the right direction if you have further questions on what happens to your property when you sell or purchase a home with these types of sensitive areas. 



The best part is that title companies will work as quickly as they can to get title problems resolved for a successful closing and the buyer having insurable title.  It’s best to provide them with any of the documents necessary in order for the sale of a home and prevent prolonging issues. Cooperation and communication is key when it comes to these situations.
